The National Construction Authority (NCA) has issued an urgent statement following the evacuation of an unsafe residential building located on Plot L.R. No 71/11/3 in Kware, Kahawa West, within Roysambu Subcounty, Nairobi County. The intervention came after public concerns were raised, prompting immediate action from the NCA and various multi-sectoral agencies. The Nairobi City County Government promptly issued an enforcement notice, leading to the swift evacuation of tenants. The National Police Service and National Government Administration Officers provided essential support during the evacuation process.
Details of the Affected Structure
The building in question is a four-storey residential property with an additional penthouse utilized as a storage area. It comprises 20 one-bedroom units and is owned by Ms. Mary Wangui. Reports indicate that the building has been occupied for over a decade, raising significant concerns about the safety of its tenants.
Structural Integrity Issues Identified
A comprehensive assessment of the property revealed critical structural issues that threatened its stability. Key findings included:
- Compromised Load-Bearing Areas: The assessment showed structural failure in the ground floor walls and the front left corner column, with visible cracks posing serious risks to the building’s stability.
- Cracking on Structural Components: Cracks were detected on the beams of the first floor and the ground floor walls, further compromising the building’s integrity.
- Dampness: The balconies of the first floor exhibited significant dampness, signaling potential water infiltration that could weaken the structure over time.
Swift Actions Taken
In response to these findings, all occupants were evacuated from the building, which has since been cordoned off to prevent access. The building owner, Ms. Wangui, has been instructed to demolish the structure immediately. Failure to comply will prompt the government to take further action.

The NCA has reiterated the importance of structural safety in residential buildings. The agency continues to collaborate with multi-sectoral partners to enforce construction standards and safeguard public safety. Property owners and members of the public are urged to prioritize regular inspections and ensure compliance with established building codes to prevent similar incidents.

Eng. Maurice Akech, MBS, the Executive Director and Registrar of Contractors at the NCA, emphasized, “Ensuring the safety of residents is paramount. The NCA will remain vigilant, working alongside relevant agencies to uphold the highest construction standards nationwide.”
